Falling interest rates, increased housing supply, and improving buyer confidence will drive “modest growth” and “cautious optimism” in the prime central London property market moving into 2026, a new report has found.
Fox Davidson’s Prime Central London Property Market Forecast 2026 (published 13 August 2025) found that such factors will cause London’s prime market to “stabilise and gradually recover” over the next 12 months, laying the foundations for long-term growth.

Following a challenging year for the prime central London market, which saw a slight decline in property values, analysts predict a modest recovery in 2026, with prices expected to rise by between 3% and 5%.
With falling interest rates and a positive shift in buyer confidence expected to encourage more transactions, changes in tax policies (including stamp duty surcharges) will also play a role in shaping demand and supply dynamics, the report found.
Market sentiment and buyer strategies could also be impacted by the upcoming autumn budget, which the report’s writers describe as a “policy wildcard” that investors are encouraged to monitor closely.
“Overall, the prime London property market is set for a period of modest but steady price growth, creating opportunities for both buyers and investors in both prime central London and prime outer London,” says Fox Davidson’s report.
“As we move into 2026, experts expect growth in these prime markets, though the pace may vary depending on economic signals and policy developments,” it said.
Several indications suggest a potential rebound in buyer confidence and market momentum is imminent, according to analysts.
A resurgence in buyer activity, which saw July 2025 have the highest number of sales agreed for that month since 2020, shows an uptick in transaction volumes.
Increased negotiating power for buyers, with the average discount from initial asking prices hovering around 8-9%, has also kept the prime property sector alive and resulted in “some of the best value seen in recent years”.
Foreign investment continues to play a central role in the prime London property market. The weak pound continues to attract investors from overseas, with transactions involving international buyers accounting for over 50% of sales in affluent central London areas, according to Fox Davidson’s report.

Looking further ahead, the long-term outlook for the prime central London property market remains positive.
Experts forecast cumulative price growth of between 18% and 21% for London properties by 2029. The report also reveals that the Greater London mainstream market is projected to grow by around 15.3% between 2025 and 2029.
Key drivers supporting this growth include ongoing housing supply shortages, strong international demand, and London’s status as a global financial centre.
“While affordability constraints and regulatory changes will continue to influence the market, these factors also create opportunities for buyers seeking value and investors targeting capital appreciation.”
“The prime London property market is expected to evolve over the next five-year period, balancing short-term challenges with long-term growth potential,” says the report.
